Social Media’s Influence for Property Managers
We work quite a bit with property owners and management companies. The multi-family industry is booming in the Dallas metroplex and renting is becoming a preferred way of living for Echos, X & Y.
Recently, I spoke with Gus, a Regional Property Manager for the Tipton Asset Group. He shared that online reviews largely influence his properties success and occupancy rates. That was no surprise. But, I also appreciated his response to the negative reviews they receive at thier communities. He trains his management teams to respond to the negative reviews with a consistent tone and voice to the residents. I know that creating a scripted response might seem cold, but it can also remove the potential emotion from what could be angry tirade – and provide tenants a professional tone. As humans, we all want to be acknowledged and hope that our complaints, justified or not, are heard and not ignore.
Social media is having a huge impact on most industries – so having a consistent response to negative and/or positive reviews can play important role. And, most brands know that establishing a solid brand identity also establishes a large social media presence.They work hand in hand.
Content
Many real estate agents and property management companies use social media websites and applications to showcase prized property listings. Maintaining a consistent, active presence through social media ensures brand visibility. When an economic market is healthy, it’s still important to post and maintain top of mind awareness to the prospective tenant.
Aesthetics
An intriguing picture or video of a property can be rapidly shared with potential renters, buyers, sellers, and their friends and family. As these listings are shared or reposted, they are being exposed to a large market and generating interest that will lead to sales. But the same thing can happen when posts of uncared for properties show up online…
Quality
The presentation of your property influences its appeal to a potential buyer. Make sure any content or images used are of great, professional quality. Aesthetically pleasing and open content is more inviting to the viewer- it is easier for them to become engaged. Try not to create content that is too text-heavy or cluttered. Always include a link, logo, or something that will incorporate the brand somehow.
Call to Action
The content of post on social media platforms should be used to draw potential and returning buyers, renters and sellers to your company’s website. Post and blogs should incorporate impulse factors to encourage the decision making process. Even something as simple as a link to your website allows the viewer to be engaged in the brand.
Publicity
Social media is a great way to publicize events and other activities that your property management group is involved in. If your business is sponsoring an event or having an open house, posting the details of the event online makes it easy for those involved to access the information, and share the details with others. Email marketing is also a great way to reach out to previous or existing clients to keep them engaged with the brand, and make a personal effort to reach out to them. The right publicity and the reputation is a great formula for a lasting brand.
